The Project

As part of the ministry of World Impact, The Oaks Camp and Conference Center located in the Los Padres National Forest North in Los Angeles County, was used as a retreat center for churches and outdoor education for schools. The conference center includes 40 beds in 7 cabins, 4 lodges, dining hall, food service, meeting spaces, auditorium, outdoor amphitheater, and outdoor activities such as archery, ropes course, rock climbing, swimming, and hiking. This property also houses 36 onsite staff members.

When the camp closed due to Covid, the owner decided to liquidate the property. However, the camp was out of compliance with the County Regional Board and their CUP was invalid. KAM’s staff spent 18 months working with their Engineers and Consultants to reinstate their CUP. KAM Coastal marketed the property throughout the county looking for a strong faith based operator.

KAM Coastal leveraged its marketing and real estate expertise to secure

A well known and wealthy philanthropist purchased the property, then donated the property to a large local faith based ministry who plans to use the property according to its original purpose. The transaction closed in January, 2022.
